The Property is located at the hard southeast corner of Camino Don Tomas and US 550 in the Town of Bernalillo, NM. The site has good visibility along a primary commercial arterial at a signalized intersection. Access to the property is good. The site could be developed with large-scale uses that require visibility and good access, including commercial and retail uses.

The site is rectangular, with site dimensions of approximately 723 feet on US 550 on the north and 290 feet along Camino Don Tomas on the west. All public utilities, including electricity, natural gas, water, sewer, and telephone, are available to the site.

The site is zoned C-l, Commercial, which permits most types of retail and office uses. Uses allowed under the C-l zoning are considered permissible uses. The Property is presently improved with a single office building, office warehouse and ancillary industrial site improvements built in the mid-1970s.

As developed, the main access to the Property is from Camino Don Tomas, with two curb cuts. There is currently one curb cut into the Property yard area from US 550. US 550 is a four-lane major commercial arterial with center turn lanes and curbs, sidewalks and gutters. It is the main commercial corridor in Bernalillo, and provides access to 1-25 to the east and communities in the northwest portion of the State. Camino Don Tomas is a secondary road, striped with two lanes and no curbs or sidewalks. It essentially provides access to residential areas to the south. According to the Town of Bernalillo, this street is planned for improvement including adding lanes, curbs, gutters and sidewalks. The average daily traffic count along US 550 is 42,900 vehicles, with 5,300 along Camino Don Tomas.

Surrounding land uses include small- and medium scale retail establishments and vacant land. Adjacent uses include a fast food restaurant and vacant land to east. To the west is a service station, carwash and tire shop, and to the south is vacant land. To the north across US 550 is a branch bank, an auto parts store and 8.5-acres of vacant land intended for shopping center development.

Apart from the building improvements, the entire site is asphalt paved with a parking area striped for 74 parking spaces. In addition there are sidewalks and limited landscaping (irrigated). The parking area is partially enclosed by a painted wrought-iron fence. There are six large pole lights in the service area and exterior lighting on the buildings. A six-foot (+/-) concrete block fence extends along the northern property perimeter, and the remainder of the site is enclosed by an eight-foot chain link fence with three-barbwire strands.
