This gorgeous site is as shovel-ready as you can get. The site comes with approved site engineering and full set of buildable blueprints, per the attached additional documents. This site is fully entitled for 46 townhouses with an approved master plan and master retention. This level mostly cleared development site is within the Leisure Beach community. Leisure Beach is a community of about 335 homes, with most having Gulf access. Canals are approximately 150 feet wide and only minutes from the Gulf. The development started in the early 1970' s by Leisure Lands, Inc. with the community bordering on the northern end of Werner-Boyce Salt Springs State Park. This also makes for excellent boating, kayaking, birdwatching, and air boating. The Salt Spring looks small, but it is an amazing 351 feet deep. Gray fox and dolphins inhabit the park and its waters. Birdwatchers can enjoy sighting bald eagles, roseate spoonbills, the elusive black rail, a leucistic red-tailed hawk (named Lue), as well as other raptors, wading birds, shorebirds and migratory songbirds. Werner-Boyce Salt Springs State Park - Although this park protects four miles of pristine coastline along the Gulf of Mexico in western Pasco County, we have no beaches or swimming area due to the mangroves lining the shoreline. Swimming is available outside the park on Durney Key, which can be reached by launching your kayak or canoe in the park. Maps are available at the kiosk as well as the concession's office. Paddling enthusiasts are welcome to bring their own kayaks or canoes or rent them here at the park. Durney Key is one of those island paradises that can be enjoyed by all, but seems to be claimed by no none. According to a sign on the small island, it is owned by the State of Florida - but it is not an official park or recreation area. The only way to get here - about a mile off the coast - is by kayak or boat. Since Durney Key is not a designated park or preserve, it tends to be somewhat of a no man's land with regard to recreation. You can bring a tent and camp on the island - no permit or permission is required. Shaded tent sites are available, but come early if you intend to camp on a weekend. There is no prohibition against alcoholic beverages, dogs, or anything else you can legally enjoy. The Durney Key Island is surrounded by shallow water suitable for swimming, snorkeling, or scuba diving. And there is a nice white sand beach along the Gulf side. Water is generally clear and the bottom is firm. The "Quick Tour" video above was taken during an extra-high tide ... normally the beach extends much further away from the shore.
