I'm trying to read the commercial lease for a new office. There are all kinds of things I'm supposed to "indemnify" the landlord for. What does this mean? I don't want to be responsible to him for dammage I didn't cause.

This is generally a base language clause and can't be removed or modifed. Create duplicte clause with the landlord for mutual indemnity.

You will need commercial insurance policy. This will protect you from being responsible for damages you did not cause. Your lease should have commercial insurance requirements. I am an insurance broker, if you would like me to take a look and give you a quote I would be happy to do so, Thanks!

it is recommended you have an attorney look this over to make sure you're not taking on more liability than is reasonable. You will also want to try and get an indemnification from the landlord.
