The approved master plan for the project includes 137 single-family lots, all 65 wide, and 256 townhome lots for a total of 393 units located on Chalet Suzanne Road, in Polk County in the City of Lake Wales, FL 33859. The 256 townhomes may be converted
to single family. The City of Lake Wales is quite amenable to a site plan revision that would replace the townhomes with single-family lots for a total yield of approximately 320 single family lots. They would also consider a mix of single family product rather
than just all 65 wide lots. The current proposed plan is a gated community with private streets, a pool cabana complex, a trail system, and park area with a tot-lot play area.
Location: The site is located on Chalet Suzanne Road just east of US Highway 27. There is easy access to State Road 60, Interstate I-4 and the Polk Expressway (via CR 640). Shopping, schools, recreation, professional services and employment centers are all present along the US 27 corridor. US 27 is the major north-south connector through eastern Polk County providing easy access to State Road 60, Interstate I-4 and the Polk Expressway (via CR 540), all of which lead to employment centers and the many other services and attractions in the Lakeland, Tampa and Orlando areas. As well, Leomas Landing is less than 45 minutes from Disney World and the
many other tourist attractions in the region.
