We are pleased to represent a new commercial retail, office and residential development located on Route One in Saco, Maine. Park North Development LLC is the owner and developer of this new mixed use project. The plans for the immediate area include an adjacent 14 lot business park with lot sizes ranging from 1 acre to 20 acres. The retail portion of this project has gotten underway in 2010.  The first lot has been sold to a bank branch of Ocean Communities Credit Union, which is currently under construction. Other anticipated uses for these approved sites ranging from 1 acre and up to 15 acres are restaurants, fitness center, garden center, other retail and a medical and office building. The zoning allows for retail uses up to 80,000 SF at Cascade Falls North.  Lots are available for sale or lease from 1.25 acres and up.  All of the lots and users will be accessed through the main access road from Route One.  A traffic light has been approved by the DOT for this location once the average daily trips to the development triggers that.   All DEP and DOT approvals are already in place and were secured by the developer.  The only remaining required approvals will be Site Plan approval.  Site Plan approval can typically be achieved through 1-2 meetings with the Planning Board for the City of Saco.  In addition, the residential portion of the development which includes approvals for a 200+/- unit active adult community as well as a 30 and 60 unit buildings are expected to begin construction during 2010.  The residential component includes a community clubhouse, nature trails and other amenities all geared to the 55+ age group, which will be located directly behind the retail/office development and will share a major access road with the retail development.  The entire project will  have city water and sewer provided to the lots.
