As Master Broker for Yo-Fresh Yogurt and as Tenant Representative for the individual Franchisee I prepared site selection analysis and teed up all the existing opportunities in the in both Montgomery County and Lower Bucks Counties, as is my practice, I show the client every opportunity, some automatically get rejected based on criteria, including proximity, the distance from where the franchisee lives and the travel time to a location. I try to keep the distance less than 30 minutes? Drive time otherwise it becomes tedious for the franchisee and there could be problems etc. It?s an education process, especially when the franchisee is entering the business for the first time. I listen to where they want to be and I ask the questions why, for instance a Yo-Fresh Yogurt should be in proximity to a main road, a driving route to promote visibility, close to schools or Supermarkets. In this case we found a location in a supermarket shopping center. We negotiated a deal that was a true win/win situation for both the Landlord and the tenant. Construction is underway and we anticipate an opening mid June 2012. Yo-Fresh Yogurt continues to expand throughout the United States and my net-work of partner brokers are closing deals, with new openings at Denville, New Jersey and openings schedule in Horsham, Pennsylvania, Schoenersville Shopping Center in Bensalem, PA and a Fort Lauderdale, FLA.
