History below provided by Seller:
The 9,500 sq. ft. warehouse located at 1031 S. 6th Street was built by the Armored Car Company and it was the only location for counting coin and maintaining its armored cards until the 14,000 sq. ft. warehouse at 1431 S. 6th Street was built. In its day, the 1031 facility housed all cash and coin required by all Louisville banks and branches and extending service all the way to La Grange, KY. The cash was stored in both the front and rear vaults.

The 1031 warehouse is located on 6th Street one block north of West St. Catherine Street near the Zane cross street. According to the Armored Car Company, the building is more earthquake and tornado safe than most commercial building construction. The warehouse has no load bearing walls. The steel trusses are mounted on individual concrete piers. Since the building was erected to house money, there are a variety of safety measures still in place such as bullet proof glass. The owner has the combinations of the original working vaults and has kept all doors and locks for re-purposing.

The owner purchased the building in 2008. A Phase I environmental sutdy by the firm of NSS Environmental had been done prior to 2008 resulting in mitigation. Approval for completion and correction was received fromthe State of Kentucky in 2006. The Phase I environmental study can be provided upon request.

Building Upgrades:
1. 2007 New commercial white membrane roof provided by Royal roofing. It is a white 3 membrane PVC/rubberized system due to the unique barrel shape of the roof. Seller has found that the roof keeps the building 10 degrees cooler at all times. The roof came with a 15-year warranty. All documents available.
2. 3 original HVAC systems have been serviced, brought on line and all run well.
3. There is a 1,400 sq. ft. owner's apartment at the rear of the building to take advantage of garage parking space. Apartment has 1.5 baths with an office/bedroom downstairs and a large loft upstairs. It comes with a built-in laundry space and kitchen. There is plenty of storage space.
