2025 English Avenue is an industrial property for lease in Indianapolis, IN. The property currently has 1 industrial space for lease and is marketed by Advisors Commercial Real Estate, Llc.

The owner has used this for appliance recycling warehouse. Owner has put in over $600,000.00 in upgrades. All buildings have 3 year old new rubber roofs that total 61,000 square feet with remainder of the warranty. Owner has fenced the entire 5.8 acres with a 6' new chain link fence. 3 new remote electronic gates. Rehabbed the Maintenance Building with 3 new remote controlled overhead doors 14x16. 2 New service doors and a new 25' concrete apron around 3 sides of the building. Owner also installed 10 exterior outlets for plugging in the trucks and all new exterior wall mounting lighting. Maintenance building has only been used for cardboard storage.

Main office building is almost 20,000 square feet. Lower level has been remodeled with 4 offices, break room and men and women's restrooms. New HVAC for 1st floor offices. About 1/2 of the first floor has been completed.

2nd floor of office is 20,000 square feet of unfinished space with 14' ceilings. A 8' wide steel staircase leeds up to this floor. There are several concrete walls in place as well as all of the hallways with steel doors. They leed into giant unfinished rooms with concrete floors. Some electrical is there. Building has 3 phase and more than enough power for what ever you want to do. There are bathrooms and shower areas on this floor, but no fixtures. Drains are there for the fixtures. Water lines should be replaced. The whole front of this building is translucent that has been painted over. If paint was stripped off you would have an abundant source of natural light.

Warehouse has 104 docks with about 1/2 of the doors blocked in to save utilities. Docks in front of building have been blocked in and east side docks have also been blocked. About 50 docks and doors are functional now. Other docks could easily be made to function again. There is also an unused rail spur that may be able to use again. Owner also added drive in ramp on the west-side of building for trucks or forklifts. The scale is not included in the sale but is for sale by the company that owns it. (aprox. $50k)

Owner has installed all new poles and high efficiency lighting around the entire perimeter of the lot.

Owner is willing to take a loss on this building. He is looking to move his operation out of state.

Totaling what he paid for it and all of the upgrades he is in it for about $1.4 million. His loss is your gain.
