Should I first search for office spaces? or should I find a broker to show me around? What do you suggest?

As the commissions are paid outside of the buildings operating expense it makes sense to use a broker to mitigate your costs and risks. Buildings are generally represented by a listing broker and they will get a larger commission if you are not represented by a broker. So they will get more money to take advantage of your firm on behalf of the ownership.

Bottom line: The broker doesn't cost you anything and limits your risk and expense. I'd get a broker.
