A Small Waiting Area A place for the candidates to sit down like in the common area of a lobby or somewhere near the conference room or near the main office door If there is no intercom system for people to get in the building and they can just walk in the building and then just walk into our main office then we need any or all of the following: In the main office a front desk area that is somewhat away from the main office desks Or allow us to lock our main office door and install a door bell so people can ring it and our admin can come out and great them in the coridor. Main office needs to be an open layout. One large open floor plan Office sizes Main Office, 600+ sq feet (1000 sq feet preferred but not required) Conference room, 100+ sq feet for each conference room Near Public Transportation 1 year lease Maybe open to 2 or 3 year Questions: What is included? What do we have to pay for? Electrical Water Gas Garbadge Other Does the square footage include common area or is the square footage the actual rent able space? How much general liability insurance do we need or is that paid for by the landlord? What is due upon signing lease? First months rent last months rent Cleaning fee Is the cleaning fee refundable? Other Is there parking for home office employees? If yes does it cost money and how much? How many spaces do we get? Is there parking for our candidate who will be coming to our office? Is there street parking If yes, is it free or metered? Is there a parking lot If yes is it free or does it cost money? If we can get a 1 year lease what if we sign a 2 or 3 year lease? Will there be a discount for that? Renovations If we do find a place that needs improvements and the landlord will not pay for the improvement, but they can perform the work can we put the cost of the renovations in the life of the lease to pay each and every month rather than paying it in a lump sum?
